What is SofaBrain?

SofaBrain is an image to video tool. A real estate marketing membership that turns listing photos into branded videos, stages and edits property photos, and writes listing copy, all billed from one credit balance with a lead-capturing listing page.

SofaBrain is a marketing platform built for real estate agents and brokerages rather than for general image generation. Its core output is a branded listing video assembled from photos of the property: the system selects the strongest shots, writes a narration script, adds camera motion, voiceover, word-timed captions, music, titles and a closing card with the agent card, license line and Equal Housing Opportunity mark. Four looks ship at launch (Social Pulse, Cinematic Tour, Staging Reveal and Style Switch), each made for a different placement such as Reels, Stories, YouTube or square feed posts. Once a listing video is approved, the same footage can be re-cut into cheaper moment videos for coming soon, just listed, open house, price update, under contract and just sold. Alongside video there is a toolkit of roughly twenty photo edits. Virtual staging, multi-view staging, decluttering, day to dusk conversion, sky replacement, lawn greening, pool refresh, kitchen cabinet and countertop swaps, floor and paint changes and a magic eraser each cost one credit in most cases, and every result opens beside the original photo. A listing description writer and a room redesign and inspiration section round out the copy and concept side. Free calculators (seller net sheet, commission, CMA, mortgage, affordability, staging ROI and price per square foot) sit outside the credit system and serve as entry points for agents. In practice, the workflow is short on purpose. A listing link or a photo upload starts a project, a look and narrator voice are chosen, and the exact credit cost is shown before generation. Approval releases all aspect ratios, an unbranded MLS version, sound-off cuts, thumbnails, an SRT caption file and a mobile listing page with a contact form. Submissions from that page land in a leads inbox that can be marked contacted or exported to CSV. Compared with stitching together a separate stager, a video editor and a copywriter, SofaBrain's advantage is a single credit balance and a persistent brand kit across every asset. The trade-off is a closed, template-driven system aimed squarely at property marketing, so it is a poor fit for anyone outside real estate or for agents who want frame-level editing control.

How do you use SofaBrain?

  1. 1Add your listing
Paste a listing link so the photos and property facts import, or upload your own images. This creates the project that the video and photo edits will draw from.
  2. 2Choose a look and narrator voice
Pick from the video looks (Social Pulse, Cinematic Tour, Staging Reveal or Style Switch) and select a voice. SofaBrain picks shots, writes the story and times captions, and you can change any of it.
  3. 3Set up the brand kit
Add logo, colors, fonts, headshot, brokerage name, license line, disclaimer, call to action and QR code once. These elements then appear on every video and listing page.
  4. 4Approve the plan and cost
Review the credit cost before anything is generated, then approve once. All formats, the MLS version, sound-off cut, covers, captions file and listing page are produced together.
  5. 5Fix up individual photos
Use the photo tools to stage empty rooms, convert day to dusk, clear clutter or replace skies, with most edits costing one credit and the original shown beside the result.
  6. 6Work the leads inbox
Requests from your listing page arrive in the inbox marked New. Mark them contacted or export the list to CSV for follow-up.

Pros and cons

Pros

  • Video, photo edits and listing copy share one credit balance instead of three separate subscriptionsAI
  • Brand kit applies logo, colors, agent card, license line and Equal Housing mark to every asset automaticallyAI
  • Each approved video is delivered in 9:16, 4:5, 1:1 and 16:9 plus an unbranded MLS cut, sound-off version, thumbnails and an SRT fileAI
  • Every staged room and edit is shown next to the original photo, and clips that fail verification fall back to a stillAI
  • Listing pages include a contact form and a leads inbox with status tracking and CSV exportAI

Cons

  • Credit pricing means costs scale with volume and are hard to predict before you know your monthly outputAI
  • The system is template and look driven, so there is no timeline or frame-level editing for agents with specific creative demandsAI
  • Focused narrowly on real estate: photographers and other users get little beyond the photo toolsAI
  • Homepage pricing is shown for Studio and Pro tiers, but the full plan and credit structure requires checking the pricing pageAI
  • Video quality depends on the source photography, and AI camera motion can look synthetic on difficult interiorsAI
